CPTED Certification for Engineering Inspections & Employee Training

Under Florida HB 837, the following properties are required to complete a CPTED inspection and certification by January 1, 2025:

• Condominium communities
• Townhome associations
• Apartment complexes
• All other multifamily residential properties with five or more units

In addition to the inspection, associations must also provide ongoing CPTED training for their employees. The CPTED certification must be renewed every 3 years and is essential to maintain eligibility for insurance discounts and legal protections.

A CPTED inspection in Florida evaluates the safety and security design of your property to ensure compliance with Florida Statute 768.0706. The inspection requires two visits, one during the day and one at night. The CPTED inspections cover:

• Security camera systems at all entry and exit points
• Parking lot lighting (minimum 1.8 foot-candles)
